Incl\u00fas pots calcular la quota de la teva futura hipoteca amb simuladors com aquest: <a href=\"http:\/\/www.ahe.es\/bocms\/sites\/ahenew\/simulador-hipotecario\/\" target=\"_blank\" rel=\"noopener\">Simulador hipotecari<\/a><\/p>\n<p><b>Els estalvis necessaris per comprar un habitatge<\/b> han de ser, almenys, el 20% del preu de l&#8217;immoble. Aquests no els cobreix el pr\u00e9stec hipotecari. A m\u00e9s a m\u00e9s, cal tenir en compte un extra per a cobrir les despeses de gesti\u00f3.<\/p>\n<p><b>Les despeses associades a la compravenda.<\/b> Suposen un increment del preu base. Con\u00e8ixer i informar-se d&#8217;elles ajudar\u00e0 a fer un c\u00e0lcul previ. S&#8217;ha de tenir en compte el cost de la immobili\u00e0ria que gestiona l&#8217;operaci\u00f3, el cost de l&#8217;escriptura p\u00fablica de la compravenda a la notaria, el de la inscripci\u00f3 al Registre de la Propietat, els impostos associats (IVA o Impost de Transmissions Patrimonials depenent de si \u00e9s un habitatge nou o de segona m\u00e0, etc.) i els costos de la gestoria.<\/p>\n<p><b>La instal\u00b7laci\u00f3 i classificaci\u00f3 dels subministraments <\/b>dels habitatges \u00e9s un punt de valor a tenir a compte, ja que una instal\u00b7laci\u00f3 eficient minimitza la demanda d&#8217;energia i, per tant, es podr\u00e0 aconseguir reduir la factura energ\u00e8tica cada mes.<\/p>\n<p><b>Con\u00e8ixer les c\u00e0rregues de l&#8217;habitatge. <\/b>Sempre s&#8217;ha de comprovar que l&#8217;habitatge estigui lliure de c\u00e0rregues (pr\u00e9stec hipotecari, embargaments, etc.) Aix\u00f2 es pot comprovar demanant una nota simple, de car\u00e0cter informatiu, o b\u00e9 la certificaci\u00f3 en el Registre de la Propietat en la qual tamb\u00e9 s&#8217;informa de la descripci\u00f3 de l&#8217;habitatge i de les c\u00e0rregues associades en el cas que hi hagin, en aquest cas, el certificat si t\u00e9 car\u00e0cter de document p\u00fablic trobant-se sota la protecci\u00f3 dels tribunals en el cas que fos necessari.<\/p>\n<p><b>Inspecci\u00f3 t\u00e8cnica dels edificis.<\/b> Els edificis de m\u00e9s cinquanta anys l&#8217;han de passar cada deu anys. Aquest control et donar\u00e0 informaci\u00f3 sobre l&#8217;estat de conservaci\u00f3 de l&#8217;edifici, el grau d&#8217;accessibilitat i la certificaci\u00f3 energ\u00e8tica.<\/p>\n<p><b>Comunitat de propietaris.<\/b> \u00c9s important informar-se de si hi ha prevista alguna obra a l&#8217;edifici en un futur i quin ser\u00e0 el cost de la derrama per ve\u00ed, amb l&#8217;objectiu de tenir una previsi\u00f3 de despeses.<\/p>\n<p>Aquestes q\u00fcestions s\u00f3n b\u00e0siques com a primer pas de valoraci\u00f3 abans de comprar una propietat.
